Guaranteed rent in Paris: how does it really work?

Guaranteed rent appeals to more and more Paris owners. But behind this marketing term, the realities can be very different from one provider to another. Here is what you really need to understand before signing.

The principle: a reversal of rental risk

In a traditional rental model, you are exposed to very real risks: unpaid rent, vacancy, damage, disputes. With guaranteed rent, it is your provider — not you — who bears those risks. It pays you a fixed rent every month, whether or not it has a tenant itself.

In practice, most guaranteed-rent operators work on a subletting model: they take your apartment on a lease, then re-rent it to their own tenants. Your rent is not conditional on their having someone in place.

Guaranteed rent vs. traditional rental management

Do not confuse the two. Traditional rental management is a service: a manager takes care of your administrative tasks in exchange for a commission (generally 8 to 12% of the rent), but you are still the one who carries the risk. If your tenant doesn't pay, that's your problem.

With guaranteed rent, you no longer have a tenant in the traditional sense of the term. Your single point of contact is the operator. Result: zero unpaid rent, zero vacancy to manage, zero direct relationship with the occupants of the property.

  • Size and layout: a well-laid-out one-bedroom (T2) in the 7th can be worth more than a poorly laid-out two-bedroom (T3) in the suburbs
  • Condition and equipment: a furnished, well-equipped apartment attracts demanding professionals, and therefore makes it possible to guarantee a higher rent
  • Length of commitment: the longer the contract, the better the rent offered generally is

What to check before signing

Not all guaranteed-rent contracts are equal. Ask these questions systematically:

  1. Is the rent really fixed? Some contracts provide for downward review clauses depending on the actual occupancy rate.
  2. Who pays the charges? Some operators deduct running charges from the rent paid.
  3. Who handles the renovation work? In case of damage, who bears the repairs?
  4. What is the minimum commitment period? And what are the exit conditions?
  5. What tenant profile? Professional, creditworthy tenants ensure careful use of your property.

Guaranteed rent and rent control in Paris

Paris has been subject to rent control since 2019. But this rule applies to standard residential leases between an owner and the end tenant. In a subletting model with a professional operator, the legal framework is different. It is important to distinguish clearly the main lease (between you and the operator) from the re-letting conditions the operator then applies.

That is notably why it matters to work with an operator that is transparent about the contractual framework and the type of tenants it hosts in your property.
