Why we make it public
Most owners who contact us ask the same question before they even talk about rent or the apartment: what exactly does the contract I'm going to sign say? Rather than keeping it for the signing, we prefer to show it upfront — it is a standard furnished lease, with just one clause that stands out: the authorization to sublet.
What this contract guarantees, in short
- A fixed, guaranteed rent, paid in full every month, regardless of the apartment's occupancy rate (Article 4).
- A one-year term, renewable by tacit renewal, with one month's notice for either party (Article 3).
- A security deposit equal to two months' rent excluding charges, returned within one month after the keys are handed back (Article 5).
- A joint move-in/move-out inspection and furniture inventory, drawn up with both parties on entry and on exit (Article 6).
- Express authorization to sublet to professionals traveling to Paris, under Belvie's sole responsibility toward the owner (Article 8) — this is what allows us to rent the apartment by the night, the week or the month without ever changing the terms of your rent.
- Multi-risk home insurance taken out by Belvie, with proof available at any time (Article 9).

What this template doesn't contain yet
