Having your Paris apartment managed: agency, rental concierge service, or guaranteed-rent operator?
“I want to rent out my apartment, but I don’t want to deal with it.” It is the sentence Paris owners say most often. Three families of providers promise to answer it — and they do not do the same thing at all.
Having your Paris apartment managed can mean three very different things: entrusting the administrative tasks to an agency, entrusting day-to-day operation to a concierge service, or entrusting the property itself to an operator who becomes your tenant. The difference lies not in the advertised level of service but in one simple question: who bears the risk when something doesn’t go as planned?
1. The rental management agency: the classic mandate
This is the historic model. You sign a management mandate (mandat de gestion) with a professional who acts in your name and on your behalf. You remain the landlord; the tenant is your tenant; the lease is your lease.
What the agency takes care of
- Finding the tenant, putting together and checking the application file;
- Drafting the lease and carrying out the move-in and move-out inspections;
- Billing the rent, sending rent receipts, annual reconciliation of charges;
- Following up on minor repairs and dealing with the managing agent (syndic);
- The annual rent review and routine reporting obligations.
Where the model shows its limits
The agency manages, but it guarantees nothing. If the tenant stops paying, it is your cash flow that takes the hit — the agency starts the procedure, you endure the delays. 2. The concierge service: day-to-day operation
The word “concierge service” actually covers two distinct models, and that is where many owners get lost.
The short-term concierge service operates your property as a tourist rental or for stays of a few nights: listings on platforms, dynamic pricing, guest reception, cleaning, laundry. It is paid as a percentage of the revenue generated. Your income therefore follows the occupancy rate: comfortable in high season, zero in the off-season — and the Paris regulatory framework for tourist furnished rentals (meublé de tourisme) is restrictive. The mid-term rental concierge service, by contrast, is aimed at occupants who stay several weeks or several months. Less turnover, less wear, clearer regulation — but the compensation principle often remains the same: a percentage of what is actually collected.
The point to check systematically: is a concierge service paid on the revenue generated, or does it commit to an amount? In the first case, the vacancy risk stays with you. In the second, it changes sides. That is the whole difference.
3. The guaranteed-rent operator: it becomes your tenant
A third model, the most radical in terms of delegation: you don’t sign a mandate, you sign a lease with a company. The operator becomes your tenant of record, pays you a fixed rent every month, and then takes care of housing its own occupants in compliance with the contract signed with you.
The consequences are concrete:
- A single point of contact, an identified company, rather than a succession of private individuals;
- Rent paid every month, whether or not the property is occupied at any given moment;
- No management of occupants: applications, move-ins, move-outs, cleaning, incidents — no longer your concern;
- Restoration of the property, as provided for in the contract, in line with the move-in condition documented at signing.
The trade-off is clear, and it needs to be said: the fixed rent an operator can commit to paying is often lower than the best theoretical scenario of a conventional rental that is perfectly occupied all year. How to choose: three honest questions
How much time are you willing to devote to it?
A management mandate frees you from administration, not from decisions: trade-offs on renovation work, approval of applications, choices to make in case of unpaid rent. A lease signed with an operator removes those decisions too.
How much irregularity in your income can you absorb?
If your mortgage, your co-ownership (condominium) charges and your property tax rest on this rent, regularity is often worth more than a theoretical maximum yield. If the apartment is owned debt-free and you accept the lean periods, the calculation changes.
